Guest Information & Booking Policy
By confirming a booking and paying any required fees, the Guest agrees to these Booking Conditions, the Rental Agreement, and the House Rules provided. These documents together form the binding agreement between the Guest and the Host.
1. PAYMENTS & BOND
(a) All booking fees must be paid as outlined during the booking process and by the due dates specified at the time of booking.
(b) Failure to make payment by the due date may result in cancellation of the booking without notice.
(c) A refundable Bond / Security Deposit (amount specified at booking) applies to all bookings. The Bond is held to cover, but is not limited to:
Damage to property or furnishings
Missing items, keys, access cards, or remotes
Extra cleaning beyond standard turnover
Unauthorised guests, pets, smoking, or vaping
Late check-out or unauthorised early check-in
Emergency call-outs or security breaches
Any breach of the Rental Agreement, House Rules, or these Booking Conditions
(d) The Bond will be returned within 7 days of check-out, less any applicable deductions.
2. CANCELLATIONS, CHANGES & FORCE MAJEURE
(a) Cancellation policies are as displayed at the time of booking or as selected on the relevant booking platform.
(b) Requests to change dates or modify bookings are subject to availability and may incur an administration fee.
(c) No refunds are provided for early departures, unused nights, or cancellations outside the applicable cancellation window.
(d) Force Majeure: Where a booking is affected by circumstances beyond reasonable control (including government restrictions, natural disasters, or public health orders), the Host will assess options at their discretion, which may include a date change or refund in accordance with platform policies and applicable law.
(e) Third-party bookings (e.g. Airbnb, Stayz) are governed by the cancellation policy selected at the time of booking. Where platform terms differ, platform terms prevail.
3. CHECK-IN & ACCESS
(a) Check-in instructions and access details will be provided prior to arrival.
(b) Check-in and check-out times must be strictly observed. Early check-in or late check-out may be requested for a fee and is subject to availability.
(c) Unauthorised early check-ins or late check-outs incur a fee of $50 per hour or part thereof. Check-outs past noon will be charged at one night’s base rate. Payment of this fee does not grant possession of the property for the day.
(d) The primary Guest must be at least 18 years old and may be required to provide valid government-issued photo ID before or at check-in.
(e) All guest communication must occur via the booking platform used or the official Host contact details provided.
4. GUESTS, OCCUPANCY & BEHAVIOUR
(a) The maximum number of occupants is strictly limited to the number confirmed in the booking.
(b) No additional overnight guests or visitors are permitted without written approval.
Unauthorised guests will incur a $100 fine per person and may result in immediate eviction without refund.
(c) The property is for residential use only. Parties, gatherings, or events are strictly prohibited.
(d) Quiet hours apply from 11:00 PM to 8:00 AM, or as required by local council or Owners Corporation rules.
(e) Excessive noise, nuisance, or anti-social behaviour may result in immediate eviction without refund and forfeiture of the Bond.
5. PETS, SMOKING & ILLEGAL ACTIVITY
(a) No pets are permitted unless expressly approved in writing. Unauthorised pets will result in additional cleaning charges and forfeiture of the Bond.
(b) Smoking or vaping is strictly prohibited inside the Premises and all building common areas.
(c) The storage, use, or presence of illegal substances is strictly prohibited and will result in immediate eviction without refund.
(d) Guests are responsible for all fines, penalties, or call-out fees resulting from breaches, including false fire alarms. Fire brigade call-out fees (which may exceed $3,700 per call-out) will be charged to the responsible Guest.
6. USE OF PREMISES & BUILDING RULES
(a) Guests must comply with all House Rules and any Owners Corporation or Building Rules, including rubbish disposal, parking, and use of common areas.
(b) Locked cupboards, storage areas, or rooms are reserved for owner use and must not be accessed.
(c) Guests must not contact building concierge or management directly unless instructed to do so by the Host.
7. MAINTENANCE & ISSUES
(a) The Guest must promptly report any damage, maintenance issues, or appliance malfunctions to prevent further damage.
(b) Failure to report issues in a timely manner may result in liability for additional damage or costs.
8. CHECK-OUT REQUIREMENTS
(a) The property must be left in a clean and tidy condition suitable for the next guest.
(b) Prior to departure, Guests must:
Wash, dry, and put away dishes (or ensure dishwasher is loaded and running)
Empty fridge and internal bins
Dispose of rubbish and recycling correctly
Leave BBQ and oven reasonably clean
Secure the property, close all windows, turn off lights and heating/cooling, and lock all doors
(c) Any damage or breakages must be reported prior to check-out.
9. ADDITIONAL CHARGES
The following charges may be deducted from the Bond or charged separately:
Extra cleaning beyond standard turnover
Lost or damaged keys, access cards, or remotes
Lock-out assistance:
$50 during business hours
$150 after 6pm or on weekends
Unauthorised guests
Late check-out or early check-in fees
Damage, missing items, or emergency call-outs
Security breaches (e.g. leaving the property unsecured)
10. LIABILITY & INSURANCE
Guests and their visitors stay at the Premises at their own risk. The Host accepts no liability for injury, loss, theft, or service interruptions beyond the Host’s control. Guests are strongly encouraged to obtain appropriate travel insurance.
11. GOVERNING LAW
These Booking Conditions are governed by the laws of Victoria, Australia, and form part of the Rental Agreement.
